I just wanted to write to you and let you know that we managed to save our house by some sort of miracle. I took Joel's advice and wrote a long letter to Countrywide (not on a lawyer letterhead, but I did mention we were in consultation with a lawyer). I really didn't threaten them at all, but explained in great detail what happened over the past five years (and especially the last six months) and how we were not eligible for any government programs. Since our mortgage adjusted this month, we told them if they did not work with us, we would stop paying as of January. I think it was especially helpful to include the new appraisal value and contact information for the appraiser, and sent along all of our financial documents. Shockingly, they gave us a five year fixed loan at 6.3 (the original teaser rate) which has dropped our mortgage/escrow payments to $1321 per month (starting next month). It feels like nothing short of a miracle.

Of course, sometime in the next five years we are going to look into selling the house and will be using your services. Marvin and I would like to express our deep gratitude for everything you all have done for us that kept us in this game until we came up with this result. Back in August I was thinking "foreclosure" immediately, but all of you convinced us to keep trying towards a solution. Thank you for all of your countless hours of work towards this end, even when you knew that it was close to impossible. In my whole time working with the mortgage/real estate world, I have met only self serving people who tried to take advantage of our naivete or complicated financial situation. Your company is the best in the business and everyone that we have worked or talked with treated us with such kindness and care. We trust you all immensely and hope some day you can have a real pay day for all your investment in us.
